Column Dictionary

The table below lists every column in both downloads. 5 of the 10 columns appear in both files. The rest are specific to either the postcode or council dataset.

median_price Median residential sale price (GBP), HM Land Registry, 3-year rolling window Both files
monthly_rent Monthly rent (GBP). Currently the median from ONS Private Rental Market Statistics, Oct 2022 to Sep 2023. Column name is source-neutral so it stays stable when the rent series is updated. Both files
gross_yield_pct Gross rental yield: (monthly_rent x 12) / median_price x 100 Both files
confidence "low" if the postcode district had fewer than 30 recorded sales in the 3-year window, otherwise "normal" Postcode file only (no equivalent flag exists at council level)
district_count Number of postcode districts within the council Council file only
total_transactions Total recorded sales across the council in the 3-year window Council file only

Data Currency

Property prices come from HM Land Registry Price Paid Data. This is a rolling 3-year window ending Q1 2025. Rent figures come from the ONS Private Rental Market Statistics series for October 2022 to September 2023. This was the final period published before ONS discontinued the series. Gross yield figures therefore combine recent sale prices with the most recent available government rent data, not a live or current-year rent survey.

The underlying source data (HM Land Registry Price Paid Data, ONS Private Rental Market Statistics, ONS Postcode Directory) is published under the Open Government Licence v3.0. The derived yield calculations in these files are free to reuse, republish and build on, including commercially.
